Clear invoice stages help you coordinate the HebHomes contract with your wider project budget. These payments cover the agreed HebHomes package only. Professional fees, statutory costs, groundworks, services and completion work by your local contractor follow their own appointments and payment schedules.
Contract sums and invoices for Republic of Ireland projects are stated in euros. Qualifying construction services are generally subject to Irish VAT at 13.5%, but this is not a blanket rate for every supply-and-erect contract. Under Revenue’s two-thirds rule, where the supplier’s VAT-exclusive cost of goods exceeds two-thirds of the total VAT-exclusive charge, the goods rate generally applies to the whole transaction. Contracting directly with a homeowner does not remove this test. Supply-only goods are generally subject to the standard rate of 23%. Stage 00 — Deposit: €1,100 non-refundable deposit.
Stage 01 — Draft technical drawings: 10% invoice, bringing cumulative payments to 10% of the total kit cost.*
Stage 02 — Technical drawings agreed: 10% invoice, bringing cumulative payments to 20%.
Stage 03 — Kit and window order: 35% invoice, bringing cumulative payments to 55%.
Stage 04 — Before kit delivery: 35% invoice, bringing cumulative payments to 90%.
Stage 05 — Following kit erection: 7.5% invoice, bringing cumulative payments to 97.5%.
Stage 06 — Kit-erection expenses: expenses invoiced at cost.
Stage 07 — Window installation complete: 2.5% invoice, bringing cumulative payments to 100%.
*The deposit paid at the sales stage is deducted from the Stage 01 invoice. Percentages and milestones describe the current standard structure and remain subject to the project quotation and signed contract. Ask HebHomes to confirm the current schedule before making finance commitments.
Self-build lenders normally release funds at certified construction stages, while the HebHomes kit is manufactured off site and requires substantial commitments before delivery. Give your adviser the quotation and this schedule early, and establish how you will bridge any timing gap between an invoice becoming due and the next lender drawdown.
