Published Full Build figures are indicative assumptions, not quotations. They generally assume an accessible, readily serviced site, a defined baseline specification and ordinary construction conditions. Remote locations, exposure, difficult ground and design changes can materially increase cost. Appoint an Irish quantity surveyor to prepare a site-specific budget.
IRISH VAT
The contract structure matters
HebHomes normally contracts directly with the homeowner. A supply-only prefabricated kit is normally standard-rated at 23%. For Supply + Erect, the two-thirds rule must be tested: if the VAT-exclusive cost of materials exceeds two-thirds of the total charge, the goods rate can apply to the entire combined supply. If it does not, the reduced construction-services rate—currently 13.5%—may apply.
There is no general Irish repayment of building-material VAT to a private self-builder. The actual VAT treatment must be confirmed from the quotation, contract and cost composition by an Irish VAT adviser.

Value Added Tax (VAT)
- VAT on Supply & Install: When we both supply and erect the kit, the reduced VAT rate of 13.5% applies, as this qualifies as a construction service
- VAT Rates on Kit Supply: Our Supply-Only Package (Package A) is subject to 23% VAT. However, if the kit is purchased as part of a new home construction, the difference between 23% and 13.5% (i.e., 9.5%) can be reclaimed either by the main contractor (if they are VAT-registered) or by the self-builder under the VAT refund scheme.
- VAT Refund Scheme for Self-Builders: If you are building your own home, you can reclaim all VAT on building materials (including a supply-only kit) under the DIY Housebuilders' VAT Refund Scheme. This refund is processed by the Irish Revenue Commissioners (IRC) once the house is completed and certified as a new dwelling.

- Stage 01 (Technical Drawings Draft): 10% invoice (10% of kit cost) minus deposit
- Stage 02 (Technical Drawings Agreed): 10% invoice (20% ol kit cost)
- Stage 03 (Kit and Window Order): 35% invoice (55% of kit cost)
- Stage 04 (Pre-Delivery of Kit): 35% invoice (90% of kit cost)
- Stage 05 (Post erection of Kit): 7.5% invoice (97.5% of kit cost)
- Stage 06 (Expenses of Kit Erection): Expenses Invoice (charged at cost)
- Stage 07 (Completion of Window Installation): 2.5% Invoice (100% of kit cost)
