Prices
The first package price shown (Supply) is for supply only. The second (Supply + Erect) is for supply and installation to "wind and watertight". All packages include windows and external doors. For detailed information about what you get with each package visit the Specification tab in our Members Area. Please note that delivery charges vary depending on the size and location of house. These prices listed exclude the delivery charge. An estimate can be given when the location is known with the final charge being at cost. Estimates for delivery can be found under Guidance. Please note that prices exclude steel. Steel requirements can vary depending on ground conditions, wind loading and client changes. The erection prices exclude plant, subsistence and travel costs.
The Full Build prices below are estimates of the cost of the house on completion. Full Build presumes timber clad walls and metal roof, heating using an air source heat pump (ASHP) with underfloor heating to the ground floor and upper floor radiatiors (except in Whitehouse Range where block and render is presumed). It also presumes an easily serviced site in a central location. Alternative finishes, remote locations and challenging site conditions will occur additional costs. Please view Estimate of Costs Excel spreadsheets in Members Area. We recommend that a QS revises the Cost Estimate once site conditions are known.
Prices for the Airigh do not include for a 200mm SIP floor cassette with glulam beam lattice. This is optional.
Prices exclude VAT. This will be charged at 13.5% on Supply and Erect Prices and 23% on Supply Only. This difference may be claimed back. CPS will be imported from the UK and will be subject to duty charged at 2.7%.

Value Added Tax (VAT)
- VAT on Supply & Install: When we both supply and erect the kit, the reduced VAT rate of 13.5% applies, as this qualifies as a construction service
- VAT Rates on Kit Supply: Our Supply-Only Package (Package A) is subject to 23% VAT. However, if the kit is purchased as part of a new home construction, the difference between 23% and 13.5% (i.e., 9.5%) can be reclaimed either by the main contractor (if they are VAT-registered) or by the self-builder under the VAT refund scheme.
- VAT Refund Scheme for Self-Builders: If you are building your own home, you can reclaim all VAT on building materials (including a supply-only kit) under the DIY Housebuilders' VAT Refund Scheme. This refund is processed by the Irish Revenue Commissioners (IRC) once the house is completed and certified as a new dwelling.
Standard Payment Terms
- Stage 00 (Deposit) €1,100
- Stage 01 (Technical Drawings Draft): 10% invoice (10% of kit cost) minus deposit
- Stage 02 (Technical Drawings Agreed): 10% invoice (20% ol kit cost)
- Stage 03 (Kit and Window Order): 35% invoice (55% of kit cost)
- Stage 04 (Pre-Delivery of Kit): 35% invoice (90% of kit cost)
- Stage 05 (Post erection of Kit): 7.5% invoice (97.5% of kit cost)
- Stage 06 (Expenses of Kit Erection): Expenses Invoice (charged at cost)
- Stage 07 (Completion of Window Installation): 2.5% Invoice (100% of kit cost)
