Turnkey Service

Turnkey in Ireland is a main-contractor service. Where a project is suitable, a HebHomes-affiliated Irish main contractor can undertake an agreed portion—or all—of the building work under a separate contract directly with you.

HebHomes remains responsible for its own architectural and structural-kit package. Availability depends on location, access, site conditions, programme and contractor capacity and cannot be guaranteed for every project.

Who is responsible for what?

  • Site works within the agreed scope
  • Coordination of construction trades
  • Partial or full completion
  • Programme, payments and defects obligations

Your professional appointments

  • Planning and site-specific design
  • Engineering outside the kit scope
  • BCMS, inspection and certification
  • Cost advice and contract administration where appointed

You remain in control: you may choose another main contractor or tender the construction work. An independent quantity surveyor should review the price, allowances and exclusions before you commit.

PARTIAL TURNKEY

The contractor completes an agreed first phase

A typical scope may include:

  • Site clearance and agreed groundworks
  • Foundations and ground-floor construction
  • Drainage and services within the stated scope
  • Structural kit erection
  • Roofing and external wall finishes

Handover: you or another contractor then completes the internal services, finishes and remaining works. The precise stopping point must be written into the contract.

BEFORE YOU COMMIT

Make the comparison on a like-for-like basis

  • Confirm exactly what each contract includes and excludes.
  • Separate fixed prices from provisional sums and allowances.
  • Check responsibility for access, utilities, wastewater, external works and planning conditions.
  • Agree the programme, payment stages, insurance and defects procedure.
  • Ask your lender whether the proposed contract and warranty arrangements are acceptable.
  • Have an independent Irish quantity surveyor assess the complete project cost.

HebHomes may receive a fee from an affiliated contractor when a project proceeds. The proposed relationship and contractual structure will be explained before you commit.
